Fully furnished and equipped (heating, lighting, hot water), WiFi (internet access), and Apple TV (bedding and dishes included). See list of items provided by the landlord depending on the seasonal period.
RENTAL CONDITIONS
*Five (5) months minimum (non-renewable).
*No smoking in the house or outside, including cannabis and other substances.
*No pets (under any circumstances).
*No Airbnb or short-term rentals.
*No painting changes allowed in the property.
*Compliance with the house rules in effect (rules provided upon signing the lease).
*The number of occupants must comply with the capacity of the property (4 people).
*The LANDLORD requires a $1,000 deposit in case of breakage or other damage, refundable at the end of the term if the premises are returned to their original condition.
*The LANDLORD reserves the right to come and perform maintenance on site, if necessary, with 24 hours' notice. The LANDLORD requests access to the garage (maintenance equipment and necessary tools) and to be able to park their vehicle on the property near the premises for a maximum of 48 hours to perform seasonal maintenance.
*The LANDLORD is responsible for snow removal from the street to the garage. The TENANT is responsible for removing snow from stairs and entrances and applying abrasive if necessary.
*The LANDLORD will perform seasonal maintenance according to a schedule determined by the season, with 24 hours' notice.
*The LANDLORD will provide wood for the beginning of the winter season (3 cords of dry wood) and the TENANT must replace the equivalent amount of wood used at the end of the stay (local supplier contact provided by the LANDLORD).
*The TENANT must agree to a credit check by the listing broker.
*References from previous rentals are required.
*The TENANT must ensure that the interior of the property is properly maintained (cleaning, dusting, cleaning of surfaces, appliances, etc.) throughout the duration of the occupancy and return the premises in the same condition as when they moved in. Except for normal wear and tear, any damage must be repaired at the tenant's expense before leaving the premises or deducted from the security deposit during the exit inspection.
*The TENANT must use the premises in a peaceful manner and avoid any noise nuisance.
*The TENANT must pay particular attention to fireplaces (indoor and outdoor) and
ensure compliance with the Municipality's current regulations.
*The TENANT will be responsible for any costs related to the loss of keys or remote controls.
*The TENANT must pay a $150 departure cleaning fee upon signing the lease.
*The TENANT must take out $2 million in tenant liability insurance on the move-in date and for the duration of the lease.
